STEPS TO HOME SELLING

  

STEP 1: SCHEDULING A WALK-THROUGH

Carole will personally come to your home to do a walk-through and take note of key factors that contribute to the overall market value of your home. This includes everything from cosmetic appeal to structural and mechanical integrity.

  

STEP 2: IN-DEPTH ANALYSIS

Once Carole has visited your home, she will provide you with an in-depth analysis of what your home is worth. Some agents only look at your neighbourhood sales average and base your home’s value on that. Carole looks at ALL of the factors that contribute to the value of your home!

  

STEP 3: DECIDING ON A SELLING PRICE

After looking closely at all the comparables as well as the in-depth analysis, Carole will help determine a selling price with you, rather than for you. At the end of the day, it’s your home to sell, and Carole wants to make sure that you are happy with the listed price!

  

STEP 4: PREPARING TO SHOW YOUR HOME

Once you’ve decided on your home’s listing price, Carole will bring in a home stager. That staging specialist will assess your home to discover what cosmetic changes should be made to increase it’s aesthetic appeal to potential home buyers.

  

STEP 5: DO YOUR HOMEWORK

Once the stager has assessed your home, you will be given a list of things to do, such as packing certain items or moving furniture. These changes need to be done so that your home is in tip-top shape when it’s time to show it off!

  

STEP 6: STAGING AND PHOTOGRAPHY

After you’ve had time to do your “homework” as outlined by the stager, Carole and her team will come back with props and officially “stage” your home. A photographer will then take professional pictures to be used for the listing.

  

STEP 7: SHOWING YOUR HOME

Showing your home to potential buyers is a critical step in the process. You must ensure that your home is available, constantly tidy, and in a ready-to-view state so that it makes the best possible impression.

  

STEP 8: CLOSING THE DEAL

Once we receive an offer for your home, Carole will consult with you and walk you through the nitty-gritty of the negotiation process. With Carole by your side, this normally stressful process will be a piece of cake!
